Commercial Roof Repair in Fort Worth, TX

Roof leak assessments and repair planning for property owners and managers. Start with the roof condition, building use and a clear scope of work.

A leaking roof needs a diagnosis before a repair

A ceiling stain tells you where water appeared inside; it does not, by itself, establish the entry point or the extent of roof damage. SkyGuard Roofing Solutions works with Fort Worth commercial property owners and managers to review accessible roof conditions and develop a repair scope. Tell us when the leak occurs, which rooms are affected and what work has already been attempted.

Our office is at 1500 North Main Street, Suite 231, Fort Worth, TX 76164. We serve Fort Worth and the surrounding DFW area. For an active leak, call during our Monday–Saturday, 7am–7pm business hours to discuss availability. Keep people away from water near electrical equipment and unstable ceilings. Do not send staff onto an unsafe roof.

What a commercial roof assessment considers

  • Leak history: timing, weather, interior locations, earlier repairs and any roof warranty records.
  • Roof details: accessible seams, flashing, edges, penetrations and transitions associated with the reported problem.
  • Drainage: drains, scuppers and areas where water remains; roof layout and maintenance history help explain what needs further investigation.
  • Rooftop equipment: access around HVAC units and other equipment, with coordination when another trade needs to investigate a possible source.
  • Concealed conditions: visual observations have limits. Suspected moisture beneath the covering may require additional investigation before the repair area can be defined.

Photographs and written observations help explain the proposed scope. If more investigation is needed, discuss the method, access and cost before authorizing it. An inspection request does not automatically include destructive testing or specialized moisture surveys.

TPO, EPDM and metal roof repair planning

We discuss repairs for the systems covered by our commercial roofing services, including TPO, EPDM and metal. The existing material and assembly must be identified before selecting a repair method.

TPO and EPDM membranes

For a membrane roof, the assessment considers the covering, seams, flashing and the condition beneath the affected area. Repair materials and preparation must suit the particular membrane and manufacturer requirements. A product suitable for one roof is not automatically suitable for another.

Metal roofs

Metal roof concerns can involve panel details, penetrations, flashing and transitions. The repair plan should identify the panel system and the affected detail rather than treating every leak with the same surface application. See our metal roofing guide for broader system comparisons.

When is repair appropriate instead of replacement?

A repair may make sense when a defect is localized and the surrounding assembly can support a suitable repair. Repeated leaks, widespread deterioration, trapped moisture or unresolved drainage issues can change that decision. The inspection findings should explain why the proposed work addresses the problem.

Ask what the repair includes, what remains outside the scope and which conditions could require additional work. If replacement merits consideration, compare the repair scope with a replacement plan before committing. A coating is not an automatic substitute for investigating leaks or addressing damaged components.

What affects commercial roof repair cost?

Pricing depends on the actual scope: the system and repair area, access and fall-protection needs, existing moisture or substrate damage, flashing details, material compatibility, disposal and coordination with tenants or other trades. Small visible damage does not always mean a small underlying repair.

Request an itemized scope identifying preparation, repair materials, included details, exclusions and how concealed damage or changes will be approved. We provide project-specific estimates rather than a universal cost per leak.

Plan around tenants and building operations

Before scheduling, identify the person who can authorize work and arrange access. Share tenant notification requirements, delivery routes, equipment restrictions and noise-sensitive times. Discuss staging, protection of occupied areas, weather limitations and the expected sequence of work. Scheduling is confirmed after the scope and site constraints are understood.

Permits and existing warranties

Confirm permit requirements for the actual commercial scope with Fort Worth Development Services. Do not assume a residential roofing exemption applies to a commercial project.

If the roof has an existing manufacturer warranty, locate the documents and contact its warranty administrator before authorizing work that could affect coverage. For example, Carlisle’s maintenance guidance directs owners to contact its warranty team before repairs involving a potential warranty issue. Follow the requirements for your own roof; this reference does not represent SkyGuard as a Carlisle-authorized applicator.

After the repair

Keep the approved scope, invoices, photographs and applicable written warranty together. Record later leaks, rooftop service visits and maintenance observations. Ask what to monitor and when the next inspection is appropriate for the roof and its warranty. Our commercial maintenance guide explains the records and planning questions to discuss.

Commercial roof repair questions

Can you inspect an occupied building?

We can discuss an assessment with the owner or property manager and arrange access around building operations. Safe access, weather and tenant requirements determine what can be inspected at the visit.

Does a leak mean the whole roof must be replaced?

No. A leak requires investigation. Whether repair is suitable depends on the cause, extent of damage and condition of the surrounding roof assembly.

What should I have ready when I call?

The property city and address, building use, affected areas, roof type if known, prior repair history and the contact who can authorize access. Photos taken safely indoors or from the ground can help describe the concern.

Can you help document storm-related roof conditions?

SkyGuard can photograph observed conditions and prepare construction estimates. Your insurer determines coverage. Read about our storm damage assessments; a repair recommendation does not establish an insurance outcome.
